When you import them straight from phone the software always tries to flip into landscape. Even if you rotate the original it will flip it back.
Only way around is to crop into landscape shape and I can’t be arsed.
Seriously though, who pulls their phone out to snap something quickly and turns it around. One handed shots -

That's the main thing: efficiency. Building code should start having double glazing and minimum standards for ceiling and wall insulation. Also LED lights as standard. The best kWh is the one you don't buy.
Fucking recessed halogen downlights are a huge vagina for energy consumption and have the added shittiness of not allowing insulation within 250mm.
Other than ensuring a good passive design (appropriate North facing etc ) and the things you've listed, looking good for efficiency
Yep. Already has LED down lights in it (was renovated 2 years ago) but I will still have plenty to do. The site faces due north so the solar should be efficient (not sure of the roof pitch - hopefully reasonably steep as we are about 36S latitude), although I am still considering an array of PV at ground level (possibly rotating) as we have plenty of land to play with. Anybody done that?

Have been watching it for years. Love it too, but they do end up over budget, living in a caravan and the wife is pregnant. It is a recurring theme.
I went and saw Kev do a talk in AKL a couple of years ago, really interesting and quite amusing. Have his book too. He's given me lots of ideas over the years about renos of which I have done about seven and still fallen into many of the traps.

You probably need to deal with bigger companies for that. Not sure what the situation is in New Zealand but costs for ground mounting go up along with planning requirements etc. At that point you're probably talking to people who do tracking mounts but not sure what the IRR is.

just been in a webinar and they were talking about how rebuild costs for homes (that include demolition, professional fees etc) are currently >$3,000 per SQM, and NZ as a whole still has a major issue with under-insurance.

The natural tendency is for people to insure to a level of 'what it is worth' as a saleable asset rather than 'what will it cost to rebuild'
IMO the attempts by the insurance industry to get people to cover rebuild have been poor.
Most people think along the lines of their house burning down and they would take a payout that would buy them another house. The difference between that and any kind of rebuild/repair work is huge.
With a car once you reach that 'replacement' threshold the asset is written off. You would never try to rebuild a vehicle using parts and labour. It would be massively expensive.
At present though policy cost is based on the one value and it comes across as being ripped off to insure your house for almost double what you would get selling it -

problem is, you are not 'buying' a new house, you either rebuild it, or if you take the cash, they usually settle you on indemnity rather than the sum insured.

You are right that it is about education. People's concept of what they are insuring differs from reality.
As the gap between 'value' and rebuild costs has increased this has become much more evident. -
@Crucial and this has been a major factor since the Christchurch earthquakes where NZ Insurers changed from SQM replacement to sum insured replacement (although these are slowly changing again, particularly for non-Natural disaster losses) and the onus then went onto the home owner to specify a sum, and in typical Kiwi fashion, most people will understate numbers to save a dollar, when in reality, the difference in adding another $100k is often negligible.
there are a number of online calculators, but these are only indicators, and only as good as the info that is put in (some properties it is populated by QV/Council Data)

Yep. I was looking at that, plus a bit, for my new build. The relocatable is looking like just over $1,000 plus reno/ decore stuff but I have that covered (cheaply) with the shop, and I get a home that has some history that suits the land. Being "used" means that I won't freak out when I spill red wine or the dog is skidding around the floor. I actually needed a farm house but didn't realise it.
Insurance is an interesting one as it isn't just the house that you need to cover. A building that burns down is one thing, a landslide with a house on top is another. Actuaries have a tough job.
